here is a simple step-by-step showing you how to get your Xbox One NAT "open"
there is 3 things you need to do ...
Step 1. tell your Airport Extreme that there is an xbox on your network
Step 2. set a permanent ip address for your xbox
Step 3. open the correct ports on your Airport Extreme
here goes ...

STEP ONE
first of all you need to tell your Airport Extreme that there is a device (xbox) on your network that plays online games

so to do this, log into your AirPort Extreme and navigate to..
Network --> Network Options
you will see this screen
Tick the box --> enable default host at:
Once you do that it will prefill an address, most likely 10.0.1.253 .. no matter what it prefills, thats the ip address you must use later, so write it down
if it didnt prefill, just add it in 10.0.1.253
if it DID prefill it in, DONT change it to what i have.
Press SAVE - your done with step one

STEP TWO
now you need to set a permanent ip address for your xbox one
this is all done on the AirPort Extreme , your not actually setting this on your xbox one,
you do need to get the mac address from your xbox one
sorry i dont have any pictures for this, its pretty easy to get though ..
on your xbox one go into SETTINGS
Settings --> Network --> Advanced Settings
on the right side there is a "Wired MAC" and a "Wireless MAC"
are you going to use your xbox wired or wireless ? write down THAT mac address ..
and keep in mind on the xbox one the mac address has DASHES inbetween the numbers, when you enter it into your AirPort Extreme you will use the COLON
xbox one shows like this 55-58-B8
your gonna enter it like 55:58:B8
once you written down the correct mac address, go to your AirPort Extreme settings and go to the NETWORK section,
in the "DHCP Reservations" section, press the + to add a reservation
once your in the "add" screen you will have to add ...
Description - call it xbox one so you know what it is later (you can call it whatever you like)
Reserve Address By: MAC Address
MAC Address: enter YOUR mac address that you wrote down
IPv4 Address: its most likely 10.0.1.253 , its the ip address from STEP ONE that you wrote down
Press SAVE - your done with step two
to test this , power your xbox one off and back on,
on your xbox one go into SETTINGS
Settings --> Network --> Advanced Settings
on the far right side your ip address should be 10.0.1.253
what this did:
every time your xbox one powers on, its mac address is sent to the AirPort Extreme, the AirPort Extreme sees that it has a reserved ip address for it. Thus your xbox one will always get the same ip address, and it just so happens to be the ip address that plays online games that we setup in STEP ONE.

STEP THREE
open the correct ports per the Xbox One website (no need to visit the link)

the website says the following ports:
Port 88 UDP
Port 500 UDP
Port 3544 UDP
Port 4500 UDP
Port 3074 UDP and TCP
Port 53 UDP and TCP
Port 80 TCP
go to your AirPort Extreme settings and go to the NETWORK section,
in the "Port Settings" section, press the + to add
add the appropriate information
in the "Port Settings" section, press the + to add
add the appropriate information
Description: i called it xbox one so i know what it is later (call it whatever you like)
PUBLIC UDP PORTS and PRIVATE UDP PORTS are identical to eachother
PUBLIC TCP PORTS and PRIVATE TCP PORTS are identical to eachother
PRIVATE IP ADDRESS is most likely 10.0.1.253 (its the ip address from STEP ONE that you wrote down)
Press SAVE - your done with step three
your NAT should be OPEN
make sure you show this website to your friends, all games play better with open NAT

Troubleshooting --->
.: according to the comments below, some people had to wait about ten min for this to take effect.
.: power cycle your Airport Extreme Router,
- turn off xbox
- unplug your Airport Extreme Router
- wait 5 min
- plug your Airport Extreme Router back in
- wait 5 min for it to fully boot up
- turn on your xbox and see if your NAT is open
