here is a simple step-by-step showing you how to get your Xbox One NAT "open"
there is 2 things you need to do ...
Step 1. set a permanent ip address for your xbox
Step 3. open the correct ports on your Airport Extreme

STEP ONE
first of all you need to tell your Google Mesh Wifi Router that there is a device (xbox) on your network that plays online games
turn on your xbox one and look into the settings for the ip address.
(its in the network settings section)
mine says 192.168.86.77 yours will be different
(write this address down)
next...
log into your Google Wifi (from your android phone) and navigate to..
---> Network & General
---> Advanced Networking
---> DHCP IP resdervations
you will see that looks something like this, but your list is probably empty
press the PLUS button to add a device to the list
the next screen will ask you to CHOOSE A DEVICE
-- select your xbox one (make sure your xbox is still ON!)
this is where it will ask you to enter the IP TO RESERVE
-- enter the ip address of your xbox that you wrote down earlier
press NEXT and it will save the reservation
your done with this step
important you need to reboot your xbox right now before continuing.
what you did in this step:
every time your xbox turns on and connects to your router is will grab the address you reserved.

STEP TWO
open the correct ports per the Xbox One website (no need to visit the link, i wrote them down for you)

the website says the following ports:
Port 88 UDP
Port 500 UDP
Port 3544 UDP
Port 4500 UDP
Port 3074 UDP and TCP
Port 53 UDP and TCP
Port 80 TCP

to open these ports,,,
log into your Google Wifi (from your android phone) and navigate to..
---> Network & General
---> Advanced Networking
---> Port Management
here you will see the list of ports you have open,,
yours will most likely be an empty list
in the lower corner, press the PLUS to add...
pressing the PLUS will bring up a list of all the devices that have RESERVED IP ADDRESS, your xbox should be on this list because you reserved it in step 1
choose your Xbox and press NEXT
you will see this screen
(yes my xbox is named nimrod)
on the ADD RULE screen you need to open the ports
Port 88 UDP
Port 500 UDP
Port 3544 UDP
Port 4500 UDP
Port 3074 UDP and TCP
Port 53 UDP and TCP
Port 80 TCP

after you add this port, press DONE in the bottom corner and open the next port

once you opened all of your ports your list should look like this
keep in mind,,
your xbox wont be named NIMROD

your all done !! your xbox one NAT status will be OPEN and you should have the best online gameplay possible.
at this point i suggest you restart your xbox one,, i would turn the xbox off for 5 min.
if you still have issues,, unplug your Google Mesh Router and Modem, wait 5 min and plug it back in.
